Here's the number that tells the real story: 90 days. That's the average time it took a DFW home to go from listed to closed in August — about 59 days to get an offer accepted, then another 31 days to actually close.

The good news: prices aren't crashing. The median sale price in DFW was $389,000 in August, actually up slightly from a year ago. Inventory came down a little too, to 4.4 months.

So when people ask me what's going on with the market, my answer is simple: homes are selling. They're just taking longer to sell.

In a market where buyers are taking their time, an overpriced listing sits even longer, and that's when price reductions start working against you instead of for you.
